FAQ

Common questions

How does PropertyDefect help landlords comply with Awaab's Law?
PropertyDefect provides a compliance dashboard tracking every reported hazard against mandatory timescales. Every report is timestamped creating an auditable evidence trail.
How much does the landlord platform cost?
The platform subscription is 75p per property per month set up via discussion based on your portfolio size. AI inspection reports cost £79 per report. Compliance-grade engineer reports cost £279 and include a 1-hour chartered engineer review with a formally signed report on FBC letterhead.
What hazards can you assess for landlords?
We cover all 13 Phase 1 and Phase 2 Awaab's Law hazards. 8 of these are assessed directly by our chartered structural engineers. The remaining 5 are covered by specialist partners.
What happens if my tenant reports a defect under Awaab's Law?
Under Awaab's Law you must investigate within 10 working days, provide a written summary within 3 working days, and begin safety works within 5 working days. PropertyDefect gives you a timestamped, HHSRS-referenced assessment from the moment the defect is reported, providing the evidence trail you need to demonstrate compliance.
Can I use PropertyDefect reports to defend against disrepair claims?
The compliance-grade engineer report at £279 is reviewed and signed by a chartered structural engineer on FBC letterhead with professional indemnity insurance. This is suitable for use in legal proceedings and disrepair claim defence. The AI report at £79 provides preliminary evidence and a timestamped compliance trail.
