Free for tenants
When the tenant service launches, you'll be able to photograph a defect, send it via WhatsApp, and receive a preliminary assessment — completely free. This gives you timestamped evidence of the hazard and a clear record of when you reported it.
Your landlord is then responsible for investigating and resolving the issue within the legal timescales set by Awaab's Law.

Common questions
Is PropertyDefect free for tenants?
Yes. The tenant service will be completely free. Your landlord or their agent covers the cost of any formal assessment.
What defects can tenants report?
Any housing defect including damp, mould, cracking, cold draughts, faulty electrics, trip hazards, drainage issues, and anything affecting the safety or habitability of your home.
What is Awaab's Law and how does it protect me?
Awaab's Law requires your landlord to investigate reported hazards within 10 working days, provide a written summary within 3 working days, and complete safety works within 5 working days. Emergency hazards must be made safe within 24 hours.
When will the tenant service launch?
We are designing the tenant workflow now. Register your interest via WhatsApp and we'll notify you as soon as it's live.
What should I do if my landlord ignores my defect report?
Keep records of all correspondence. Under Awaab's Law your landlord must investigate within 10 working days. If they fail to act, you can contact your local council's environmental health team, the Housing Ombudsman (for social housing), or seek legal advice about a housing disrepair claim.
Can I withhold rent if my landlord won't fix damp or mould?
Withholding rent is generally not recommended as it could put you in breach of your tenancy agreement. Instead, report the issue in writing, keep evidence, and if your landlord fails to act within the Awaab's Law timescales, contact your local council or seek legal advice about a housing disrepair claim.
